COUNTRY
Running in an east-west direction along the Murrumbidgee River, this parcel has alluvial self-mulching grey to black soils naturally high in phosphorous ranging to brown and red loam soils on the country along the Sturt Highway. The land is arable, accessible country with some scattered wooded areas, featuring towering River Red gums and Yellow Box.

WATER
The property features excellent water resources with 13 km of Murrumbidgee River frontage, double frontage to the Beaver's and Dog Fall Creeks with the Old Man Creek forming the north eastern boundary. On this parcel there are 2 equipped stock bores with a reticulated tank and trough system.

Native timber is majestic stands of River Red gums, Yellow and Grey Box.
A collaboration with the Catchment Management Authority has created fenced sections of riverbank to prevent erosion and preserve the riparian ecology. Berryjerry West is a gazetted Wildlife Refuge home to many aquatic & woodland bird species.

PADDOCKS & FENCING
Approximately 16 main paddocks, with good fencing; substantial amounts electrified. A bridge crosses the Beaver’s Creek providing access to the Murrumbidgee frontage country to the north.
